The owners of Convergence, Brookfield Asset Management, Inc. are among the leaders in the green and sustainable movement. Brookfield is one of the largest independent owner-operators of high quality, low cost, renewable hydroelectric and wind facilities in North and South America with over $15 billion invested in renewable power. Brookfield is also one of the world’s largest real estate investors with a number of programs and initiatives in place to shrink the environmental footprint of its buildings by cutting back on energy, water and waste. Many of Brookfield’s properties are LEED certified, 100% of its Canadian properties are certified BOMA BEST (Building Environmental Standards) and 80% of their U.S. properties achieved ENERGY STAR certification.
With more than a century of experience as business operators, Brookfield has developed expertise in areas such as energy and water conservation, recycling, wildlife preservation, timber harvesting and erosion control. Brookfield strives to innovate, with programs and systems that foster environmental responsibility across all of our operations. Reviewing and improving its sustainability practices is an ongoing priority at all levels of the organization.
In line with its commitment to sustainability Brookfield has developed a Green and Sustainable Master Plan for Convergence.
The Convergence campus was constructed with environmental cultural resources and energy efficiency in mind. Included within the 60 acre plus campus is a natural wetlands preserve that fosters the growth of sensitive plan and animal life. The storm water management system was designed with sensitivity to controlling storm water runoff to prevent flooding in the area as well as to promote water quality for water being recharged into the natural aquifer. The buildings all utilize water source heat pumps for HVAC systems, water has four times the heat and cooling carrying capacity to less expensive air cooling and electric heat systems more typically found in New Jersey office buildings. The use of water source heat pumps promotes a lower operating cost for Convergence. The HVAC systems also address indoor air quality through independent ventilation units within each building which also provide for free seasonal cooling. The use of unitary water source heat pumps promotes multiple zoning, system redundancy, energy efficiency and individual comfort levels. The campus is equipped with a state of the art Building Management System (BMS) with direct digital controls.
In addition to the green and sustainable features built into the original design of Convergence, Brookfield has developed a Green and Sustainable Master Plan for the campus that will be implemented as tenant improvement and base building projects are undertaken. Some of the key features of the Green and Sustainable Master Plan include but are not limited to the following:
Implementation and following of LEED standards and guidelines for existing building and interior projects |
HVAC modernization plan |
Lighting modernization plan |
Implementation of a renewable standard for the purchase of electricity |
Building thermal envelope upgrades for windows, roofing, insulation and sealants |
Construction of roof top and parking solar arrays |
